On the 3rd and top floor. There is no elevator but it's a nice gentle open air staircase. The top floor is the best... quieter than lower floors, better breezes and nice views out toward the ocean from the breezeway.

My wife and I traveled over 3 days early in front of our 3 children and grand baby. We just needed a smaller place for that time period and chose this place.We found the accommodation as advertised. It is conveniently located to town, just a short walk. The complex was very clean and quiet.

Great location with an ocean view. Easy, fifteen minute walk to downtown Kona so no need for a car. Plenty of space for two people. Excellent internet and cable tv service. Nice pool and grilling area. Nice landscape

Kona Mansions is a great location, close to the main shops, the trolley stop, and a short walk to two small beaches. Our condo unit was on the top floor with a view of the ocean and sunsets.
The unit was small but clean. The bed was very comfortable. Beach towels, chairs and a cooler were provided by the owner, however we had to ask about these items in advance as neither the VRBO site nor Knutson's information package had this information. Further, there is no dishwasher, the couch was dirty and uncomfortable, and we had to hunt for the instructions for the combo washer/dryer.
We would have liked to swim in the pool at Kona Mansions but the water was dirty and not inviting. The same for the BBQs: dirty and not usable.
Our experience with Knutson & Associates staff was great, and we will be renting a different property from them next year.

We have informed housekeeping of the uncleanly couch and will keep eyes out to make sure that does not happen in the future. We enjoyed our time here! It was a short walk to both the beach and downtown Kailua-Kona. The property was just what we needed for our first stay in Hawaii.
