We stayed at the Royal Seacliff for 4 nights, as we drove in the grounds were beautifully manicured and clean, the instruments were clear on how to enter the condo, the only thing is the amount of paperwork to sign off on prior to getting your keys were a little daunting especially online. The condo we stayed at was #406, my first impression it was clean and nicely decorated, the patio had a peekaboo view of the ocean, the kitchen was small but compact, had all the utensils and pots and pans, the only thing missing was spice rack and essentials. The only issue we had but figured it out in the end was the AC, it was a little tricky at the beginning. All in all staying at the Seacliff was enjoyable.

Very nice property in a nice and quiet location. The condo is nicely appointed and has a private lanai. The bedroom was large and the bed was comfortable. There was an electrical plug that didn’t work in the bathroom. The kitchen had the basic tools for cooking and BBQ tools as well. There was a Brita filter in the refrigerator which was a nice touch, as well as convenient strips in the living room and kitchen for electrical and usb charging.

The facility has two pools and a jacuzzi, although one pool and the jacuzzi were out of commission for a few days during our stay for maintenance. We asked if there was an umbrella or a beach umbrella, and maintenance told us to look where the beach stuff was. We already did. The written instructions told us to register our car. When we got there, we were told it isn’t necessary.

This condo was a perfect space for our holiday! It was well appointed and had everything we needed. The deck was lovely with a nice view! The property managers were responsive and they were quick to communicate when we had initial questions about the property. We loved to walk into town each day and the two pools were beautiful!

All good - loved Val ... but we did have issues with TVs ... and it was difficult to negotiate getting in and out of the dated tub enclosure - maybe alert those guests over 60 of age about this :-)

Very clean and comfortable condo. Well equipped kitchen... had all the necessary tools. The complex it’s situated in is a little confusing but would highly recommend this unit!

I've stayed at the Royal Seacliff for the past 3 decades; this unit has nice views, but not the best. Spacious, quiet and nicely air conditioned. The linens for the Murphy Bed smelled horrible and we had to wash, the floor was super dirty and there was one roll of toilet paper for 3 people for 3 nights. They also only provided laundry soap for about 2 loads of laundry, which seemed stingy. The shower needs updating. Overall, with all of the additional fees, seemed overpriced.

Perfect location by the ocean and close to town, beaches for swimming and surfing, and hikes. Kitchen was well-stocked, and the place was spotless! Property manager was great and responsive.

The unit was perfect for our family of 3 with all the amenities you could ask for in the condo and on property. It was nice to be right on the ocean with sunset views. Very central location close to shopping and local beaches.

Condo was in a great location and the pool area was beautiful. Condo was a good size for a 1 bedroom, looked nice inside but could have been cleaner. Air conditioning did not work well, room was humid and warm. Also, did not receive gate code prior to arrival.

Royal Sea Cliffs unit 406 is a gorgeous condo. The condo is beautiful spacious inside and out, with everything you need while staying in Kailua-Kona area. The unit is so comfortable, super organized, extremely clean, and elegantly designed. You can walk to the beach or to the town easily. There are restaurants and shops close by. I received emails from the property management company with all the instructions for check in and out, which made it so easy. I loved staying here and highly recommend this unit

Overall good experience buy it was annoying to have the heater turned on every time we opened the patio or front door. The ventilation system desperately needs cleaned out. You can see all the nasty debri. It flared up the sinuses for one of us. We traveled to another location and had no problem.

We stayed here for a week and this place is amazing. The resort was close to shops, restaurants, and beaches. This condo was spotless, and we had everything we needed for our stay (kitchen supplies, towels, beach toys, and much more). We enjoyed having our meals in the balcony overlooking the ocean. The resort was so peaceful and well maintained. We enjoyed hanging out at the pool and jacuzzi while overlooking the ocean. We are very grateful.

 This is our second stay here.  We came here in 2021 and decided to stay here again.  This condo is immaculate.   The ocean view from lanai is so beautiful.  We enjoy having breakfast in the lanai and watching the ocean.  It had great amenities, almost every kitchen appliance you’d need, We had everything we needed from linens to beach toys.  It is close to beaches, shops and restaurants.  We enjoyed our stay very much and count on us coming back to this condo. 

This condo was awesome! Far enough away from town to feel secluded, but close enough to shop, eat, and have cocktails. It had great amenities, every kitchen appliance you’d need, god send washer and dryer, sounds of the waves at night, and best of all a lanai with a view of the water and amazing sunsets!! The pool was awesome for the kids and also had an amazing view of the ocean. A few local beaches were a 5 minute drive away!! I The staff was great! I would absolutely return to this place for a relaxing vacation.

We cannot say enough about this place. The location and amenities were perfect. We highly recommend this unit #406 at Royal Sea Cliff Resort. It felt like a royalty. We have stayed at many vacation rental places but this place hit the top of our list. The place so clean, comfortable was perfectly organized. Kitchen has high-end small and large appliances. Even a Vitamix :) blender and nice coffeemaker. We started our day by having cup of coffee and breakfast at the balcony listening, watching the ocean and enjoying the sounds of Myna birds. We even spotted dolphins swimming across. We ended our day watching sunset from the balcony. We also watched the sunset sitting on the rocks in front of the resort. Kitchen had everything we needed to cook our meals. We normally don’t like to pack much so it was very convenient to have all the beach toys (snorkels, beach chairs, cooler, beach towels, body board, etc.) and Washer/Dryer. We enjoyed snorkeling in near by Kahalu’u beach. The bedroom was very large with King size very comfortable bed. We noticed a murphy bed in the living room and decided to try it out and it was so comfortable so we slept on it for couple of nights while leaving sliding door open, we could hear ocean and perfect breeze coming through. What a way to sleep. This condo has central air conditioner which was very quiet. All shops and restaurants, beaches, farmers market were only few minutes away. The resort amenities were so great. It had 2 pools, Jacuzzi, and bbq and common sitting areas throughout the property. There were lot of green lush and small waterfalls within the resort. This building was built so beautifully. It was so quiet in the resort yet close to shops and restaurants, beaches, etc... The service and the communication from Management Company was fantastic. We highly recommend this place. We will definitely coming back here again with my family.

We had an amazing stay at 406 royal kona! We had been on the property for a week prior to moving into this unit and it was a HUGE upgrade compared to the other unit (not through this owner/property management) that we were in. #406 felt brand new! It was sparkling clean, bright, and very well stocked with high end appliances. They even have a vitamix! We loved starting our mornings drinking coffee on the lanai over looking the ocean. Although it’s a large complex, it felt very quiet and secluded and there was always plenty of parking. The property offers two pools right on the ocean, one dedicated as the quiet adult pool, which was amazing. We hope to come back and stay again! Knutson and associates were also a dream to work with!

This is a wonderful place to stay in Big Island. The ocean view and sounds from the lanai are so awesome. Everything was provided that was needed during our stay. Plenty of towels, and beach accessories. Love this place. We cannot wait to rent this unit again!
