The following Notices Below are for complexes that have current upcoming or ongoing construction/repairs at the complex or property.

Kona Makai

Starting July 22nd Kona Makai will be starting the exterior painting project on Building 4.

Currently they are estimating between 1.5 - 2 Months to complete each building for this work.

Their current order for the painting of the buildings mentioned below with the possible affected dates.

Building 4 7/22 - 9-22

Building 5 9/22 - 11/22

Building 3 11/22 - 1/22

The painting and spalling contractor has agreed to take a break from work for Ironman and the Christmas holidays. Work will stop from October 21st-29th for Ironman. Work will stop from December 23rd- January 3rd for the Holidays

All dates are subject to change and Knutson & Associates has no say or control in if dates are changed. Dates are given by the complex's hired painting vendor.

The mentioned work will be affecting access to units at possible given times between the work being done on the building. Kona Makai will be sending notices of more specific dates that access will be affected between work hours. We unfortunately cannot provide any given dates for this. Other areas such as lanai access will be affected during times as well. Furthermore the AC will also not be allowed during specific times/dates when the work is going on.

Noise and obstructed views are also to be expected between the dates mentioned.

The contractor plans on beginning spalling repairs on building 2 on September 9th , 2024 at 8:00 am. They plan to set up a scaffold at the oceanside end of the building and they will begin work on the column supporting landings in the stairwell. As they proceed, they will be working on leading edges of lanais on both sides of the building, windowsills, walls, and stairs throughout the building. When building 2 is complete they plan on moving to building 1 and then building 6.

Keauhou Kona Surf & Racquet Club

Townhome Oceanfront painting beginning May 19, 2025.

The painting will begin at unit 176 and continue through to 199 and then finish with Townhome building 1-5.

The painting will only be for the oceanfront side of the townhomes.

Casa De Emdeko

OCEAN POOL RENOVATION & CLOSURE

The Ocean pool has been scheduled for renovation and will be closed beginning Monday, April 28, 2025 - Friday, May 9th. Updates regarding the reopening will be provided as the project progresses. The reopening is expected to be on May 10th. The project will include removal of the temporary sandbag wall, extending the white retaining wall to the sidewalk and filling in the void from the new wall to the entrance of the pool with concrete. This is construction and it will generate intermittent noise during workday hours. At different times, please observe cones, barriers, or instructions for limited, brief closures on the beach whenever equipment is being transported across the beach between the north fire lane turnaround and the ocean pool. The sand from the bags will be used to replenish sand on the primary beach.

The garden pool will remain open during this work.

Malia Kai

-The complex will be doing repairs for the asphalt in the common areas. They will be blocking off areas they will be working in.

The work will be happening from April 7th 2025 - April 15th 2025

ROYAL SEA CLIFF

-The complex elevator to the pool will not be operable during the dates of 4/21 - 7/11. You will need to take the stairs during this time frame.

Waikoloa Fairway

Pool Deck Closed for major resurfacing project May 5, 2025 through about June 9th.

The entire Pool area is forecasted to be closed beginning the week of May 5th 2025.
Estimated time for completion is 4-5 weeks or approximately the first week of June.
The pool deck cement combing and flat surfaces are due for repair & resurfacing this year. Tamarock Construction will begin staging equipment on-site beginning May 5th, 2025. Actual demolition of the existing cement surfaces is scheduled to begin on May 5, 2025. Schedules for major projects as this may be affected by severe weather events and product availability delays so your patience is appreciated as we prepare. We will keep you updated of any changes. Our BBQs will be relocated outside the pool deck alongside the Recycle Station. In the meantime please feel free to utilize the Waikoloa Village Community Pool, it is located right next to the Complex.
